Jeff Schneider

Managing Principal

Jeff Schneider is the managing  principal of Strategic Funding Alternatives, LLC. a commercial real estate investment and management company based in Moorestown, NJ where Jeff  has bought and developed numerous commercial properties in the Delaware Valley.  Prior to SFA, Jeff established The Mortgage Group in 1998 to originate commercial and residential mortgages in New Jersey  and Pennsylvania  where the company booked in excess of five hundred million since its inception. Jeff is  licensed as a real estate agent in New Jersey and  was a Vice-President with  REIT which  specializes in    multi-family apartment building transactions.

Jeff is regarded as one of the Delaware Valley’s  most accomplished and successful commercial real estate developers.  Jeff recently appeared on the cover of South Jersey BIZ Magazine which  named him “ One of the most significant commercial real estate developers in the Pennsylvania and New Jersey  area.”


John Cairo


With over twenty – five years of experience in finance, lending and commercial real estate, John has over seen and managed over $500MM in real estate projects. John formed and managed a private real estate firm with office, multi-family and retail projects in the Pennsylvania and New Jersey areas. John managed all facets of the company including acquisitions, dispositions, ground-up development, tenant fit-outs, leasing, financings and property management. John began his career with banking institutions in New York, including Barclays Capital and GMAC Commercial, overseeing real estate lending divisions which included private bank, institutional and conduit lending products.

John received his MBA in International Finance from New York University Stern School of Business. He resides in Center City Philadelphia and attended the University of Pennsylvania and St. Joseph’s Preparatory School.

John has been active on the boards of non-profit groups and is an active tennis player and golfer.

Erin Warwick

Vice President of Leasing and Asset Management

Erin Warwick is the Vice President of Leasing and Asset Management for Strategic Funding Alternatives, LLC. Mrs. Warwick will be responsible for leasing in New Jersey as SFA grows their portfolio.

Prior to joining SFA, Mrs. Warwick was the Asset Manager for Somerset Properties. She was responsible for over 200 tenants and almost 2 million square feet of their office portfolio. Mrs. Warwick started her career with Liberty Property Trust. She is an accomplished real estate professional with over 10 years of experience in leasing, dispositions, marketing, and property management. 

Mrs. Warwick holds a Bachelors degree from the University of Rhode Island and is a licensed Real Estate agent in New Jersey and Pennsylvania.

Sharon Cosper

Property Manager

Sharon Cosper is a Property Manager at SFA. Ms. Cosper brings 20 years of residential property management experience to the team.  She has worked in a diverse variety of roles within this sector of real estate, including homeowner association positions, Section 8 housing management, and general property management roles at the Kamson Corp, Korman Residential, Morgan Properties and Jager Management.  Ms. Cosper’s experience and deep understanding of this business provides an excellent level of service to the management of SFA properties.

Alicia Lukens


Alicia Lukens is the Controller for Strategic Funding Alternatives, LLC.   Ms. Lukens handles the accounting and financial reporting for SFA properties.  Ms. Lukens is responsible for implementing processes and procedures to increase the efficiency and accuracy of all accounting and financial reporting functions.  Ms. Lukens also assists in financing activities of the company. Ms. Lukens began her career working for Interstate Realty Management Company (IRM), a multi-million dollar residential property management company, specializing in government-subsidized rental programs nationwide.  Ms. Lukens rose to the position of Regional Accounting Manager for IRM, responsible for the financial management of a portfolio consisting of 24 properties (2,400 units). In 2010, after relocating to Southern California, Ms. Lukens began working as the Controller for Blackhawk Capital Group, an independent, licensed, full-service real estate brokerage, investment and property management firm with residential and commercial acquisition funding facilities.  At Blackhawk, Ms. Lukens provided accounting and financial reporting functions for multiple properties located throughout Southern California and the Pacific Northwest, under multiple growing investment portfolios. Ms. Lukens is a Graduate of Neumann University in Aston, PA with a Bachelor of Science Degree in Accounting.

Michael Kurkowski

Acquisition & Leasing Analyst

Michael Kurkowski is an acquisition and leasing analyst with SFA, focusing on financial analysis for upcoming acquisitions. Mr. Kurkowski is responsible for creating financial forecasts for potential investments and is instrumental in the acquisition decision making process. Michael also assists in leasing properties owned and managed by SFA. Mr. Kurkowski is a graduate of La Salle College High School and obtained a Bachelor of Science Degree in Finance with a minor in Real Estate Finance from Saint Joseph’s University in Philadelphia, Pennsylvania.

Stephen McCarthy

Director of Investor Relations

Stephen McCarthy is the Director of Investor Relations for Strategic Funding Alternatives, LLC. Mr. McCarthy is responsible for raising equity capital from private investors for SFA real estate acquisitions. He also manages communication between SFA and the investor group, providing periodic updates on investments, market insight reports, and responding to investor questions. Mr. McCarthy’s financial experience began in 2011 as a professional with 1847Financial, Penn Mutual’s flagship office. Mr. McCarthy was a founding member with the firm, specializing in advising high net worth individuals and small businesses in creating sound financial strategies, including risk mitigation and wealth management. Mr. McCarthy pivoted from a “traditional” financial planning role by entering the alternative investment space in 2013, focusing his efforts on raising capital for various non-traditional investments such as life settlements, green energy initiatives, and merchant cash advance facilities. Since 2013, Stephen has focused exclusively on working with high net worth clients, introducing alternative investment strategies, and effectively and efficiently shielding capital from market risk. Mr. McCarthy is a graduate of Saint Joseph’s Prep and obtained a Bachelor of Science Degree in Accounting from Saint Joseph’s University in Philadelphia, Pennsylvania. He also obtained a Retirement Income Planning certificate from the Wharton School, University of Pennsylvania.

Julia Brines

Director of Investor Relations

Julia Brines joined Strategic Funding Alternatives, LLC as Director of Investor Relations.  Ms. Brines is responsible for raising equity capital from private investors for SFA’s real estate acquisitions.  She is focused on working exclusively with high net worth clients, introducing alternative investment strategies, and effectively and efficiently shielding capital from market risk. She also manages communication between SFA and the investor group, provides quarterly updates on investments, and responds to investor questions. 

Julia’s has over 15 years experience in the Commercial Banking Industry including Beneficial Bank and Republic Bank.  She specializes in assisting high net worth individuals and mid size businesses in streamlining their portfolios to yield them the most value through banking and lending services.  Ms. Brines is a graduate of Towson University and obtained a Bachelor of Science Degree in Business Administration and Finance.  

Julia is involved in multiple organizations including the Rotary Club of Moorestown, Contact of Burlington County and The South Jersey Young Professionals Association.  She is the recipient of the South Jersey Biz 20 under 40 award, the SNJ Business People 40 under 40 award and the Burlington County Times 40 under 40 award.  She is an active golfer and sailer.

Amanda Cardinali

Assistant Controller

Amanda Cardinali is the Assistant Controller for Strategic Funding Alternatives, LLC. With over a decade of experience, in both the public and private accounting sectors, she is directly responsible for handling the accounting and financial reporting for multiple properties within the SFA portfolio.

Ms. Cardinali started her career with five years of public accounting experience in a South Jersey mid-sized accounting firm. While working with a portfolio of twenty or more clients, in various industries, she gained significant knowledge in financial reporting, analysis, and taxation. She started working in the private sector in 2013 as a senior accountant for a government subcontractor and then eventually a tax lien investment company where she gained a significant interest in the real estate industry.

As the SFA portfolio continues to grow, Ms. Cardinali is responsible for using that knowledge to streamline processes, improve procedures, strengthen internal controls and compliance, all to ensure timely and accurate financial reporting for both the company and it’s investors.

Ms. Cardinali earned her Bachelor of Science Degree in Accounting from Rutgers University in 2008.
